Top tips to create a popular Airbnb listing


Regular browsers of real estate listings may have noticed a new selling point popping up in marketing spiels: “Airbnb potential”.

A search for SA properties with Airbnb potential on realestate.com.au currently brings up about 20 homes from as far afield as Mount Gambier, Hahndorf and the Fleurieu Peninsula to the metropolitan Seacliff, Grange, Glenelg and Prospect.

Airbnb is an international online service that enables people to list or rent short-term accommodation, including private homes.

Realestate.com.au chief economist Nerida Conisbee says real estate agents have increasingly been making a point of acknowledging homes that could be suitable for short-term renting in the past couple of years.

“Granny flat” is also one of the most popular search term among realestate.com.au house hunts Australia-wide, she says.

Ms Conisbee says Hobart has been a particularly strong hotspot for Airbnb listings over the past five years — so much so the Tasmanian capital has also experienced a corresponding shortage of longer-term rental properties.

“One of the reasons was because Hobart was so cheap and people were able to buy into the market at a low price point,” Ms Conisbee said.

“Even if buyers’ properties weren’t booked out the whole time, they were able to pay off a loan quite quickly.”

Adelaide, which has the nation’s second-cheapest capital city house price after Hobart, is not quite as Airbnb-hungry as its Apple Isle counterpart, she says.

But it is attracting increasing interest from interstate investors and Ms Conisbee is expecting interest in Airbnb to keep escalating.

“It does make sense if you’re prepared to handle the management — that’s always the issue — that it’s more management-intensive than buying a (traditional) rental property,” she says.

Airbnb country manager for Australia and New Zealand, Sam McDonagh, said there were more than 6,500 Airbnb listings in South Australia, and the typical host earned more than $7000 a year from bookings through the site.

Latest figures show 235,000 Airbnb guests stayed in South Australia in the year to July 2018, a 50,000 increase on the previous year. Of them, 69 were women and a quarter were aged over 60.

“We’re noticing a growing trend of travellers looking for more regional destinations outside the usual city locations, not just in South Australia but all around the country,” Mr McDonagh says.

“It’s clear that, now more than ever, travellers are looking for destinations outside traditional tourist hot spots for their getaways.

Mr McDonagh says Airbnb offers a diverse range of properties including apartments, entire houses, rooms in boutique hotels, bed and breakfasts and even log cabins in remote destinations.

“If you’re a house hunter, thinking about the amenities your guests would like is a key consideration,” he says.

“It’s also really important homeowners are aware of and adhere to any local regulations and strata rules as every state and territory is different.”
